If nothing in your home is deficient when compared to current standards, then don’t spend money on renovations if all you are trying to do is “improve value”. Re-modelling a 30 year old bathroom might get you your money back in value. Re-modelling a 10 year old bathroom probably will not. (unless it’s god-awful ugly) Same thing with a kitchen.
However, if your home IS deficient in some way relative to current standards, that’s where you can make things work. For example, if you have a 3 bedroom 1 bath home, adding another full or half bath will give you good bang for the buck. Or if you have a 3 bedroom 1.5 bath home with an unfinished basement, adding a legal escape window and putting a bedroom and full bath downstairs can be a great investment.
